NetSuite - Sun Homes Inspection
Home inspections are automatically triggered in NetSuite when a home is in the process of being evaluated for repairs and refurbishment.
- To begin a home inspection, access the pending home inspection through the dashboard tile for Move Outs, or the Inventory Acquisitions tile.
- Click Edit, enter the Scheduled Date for the inspection, and complete the Pricing Details section.
- After clicking on the move out ID, click the Inspections & Repair Items tab on the sidebar to see each category that will need to be inspected. There are three categories: Site Inspections, Home Inspections, and Common Repair Items.
- Where needed, edit the Condition of the item by clicking the pencil icon and making the appropriate selection.
- If applicable, click the pencil icon to add a cost for repair or replacement.
- Upload images. Any item marked as damaged or needing repair should have a corresponding photo.
- Add costs by indicating a Quantity for items that need repair.
- Items needing repair or replacement will have an associated amount per item. The total amounts will update depending on the amount and the quantity.
- For rental resident move outs, some repairs are the resident’s responsibility, while other repairs are handled by Sun.
- For home inspections that are for potential inventory acquisitions, all items are Sun’s responsibility.
- Note: If the amounts need adjustment, the quantity can be entered as a decimal in order for the item’s total amount to be more accurate.
- Click Update Status and select Completed when the inspection is complete. Add a comment if needed, then click Submit.
- Click Submit For Approval. This sends the home inspection details to the Asset Management team to review/edit/approve.
Once approved by Asset Management, follow the additional steps to complete the Rental Resident Move Out process or the Inventory Acquisition process.
